Guide to Design Process

An Architect's Role in the Residential Remodeling and Construction Process

Home design and construction projects involve several steps. Typically, renovation projects go through the following six phases. However, on some projects several of these steps may be combined or there may be additional ones.

Step 1: Programming/Deciding What to Build

As a residential architect, I would meet with you to discuss the requirements for your project (how many rooms, the function of the spaces, etc.), and together we test the fit between your needs, wants and budget. All of the zoning requirements, including setbacks and maximum buildable area and height restrictions need to be researched and taken into consideration.

Step 2: Schematic Design/Rough Sketches

After we have developed and agreed on a Program (the outline of what to build) for your custom remodeling project, we prepare a series of rough sketches, three dimensional illustrations or models known as schematic designs, which show the layout of the inside of the house and the general form of the outside of the house. You approve these sketches before proceeding to the next phase.

Step 3: Design Development/Refining the Home Design

During the remodeling Design Development we refine the design with much more detailed drawings to illustrate all of the aspects of the proposed design. Floor plans show all the rooms in correct size and shape. Outline specifications are prepared listing the major materials and room finishes.

Step 4: Preparation of Residential Construction Documents

Once you have approved the final design, we prepare detailed architectural drawings and specifications, which the contractor will use to establish the construction cost and build the project. These drawings and specifications become part of the building contract.

Step 5: Hiring the Contractor

When the time comes to select a contractor, we can make several recommendations of builders who would be appropriate for your project. We will issue a specially prepared package of bidding documents to each selected bidder and then carefully review each bid with you. If negotiations are required during the bidding process, we will assist you as necessary.

Step 6: Construction Administration

This is the phase when all of our collaborative effort comes together. While the contractor will physically build the home or addition, LS Design Studio will assist you in making sure that your project is built according to the approved plans and specifications. We can make site visits to observe construction, review and approve the contractor's applications for payment, and generally keep the homeowner informed of the project's progress

When the project is close to completion, we will perform a “walk-through” with you and prepare a Punch List of items that need completion or modification. We will work with you until the project is complete and you are fully satisfied with the results.
